A CLIENT-FIRST APPROACH
When you work with an agent, you should expect someone who will put your interests above their own.
Success, for me, is knowing that I have done everything possible to help my client achieve the best possible outcome.

AN EXPERIENCED GUIDE
When you work with an agent, you deserve someone who has experience. Someone who knows how to avoid the potholes, diversions and dead ends.
When you work with me, I will guide you in the right way to sell your property. I define the right was as a quick sale, at a high price, and a minimum of stress to you.
CUSTOM LISTING WEBSITE
A typical listing on the multiple listing service provides limited details about a property. This is a problem when you consider that 90% of buyers start their search on the internet. The best way to augment an MLS listing is with a custom site.
The custom site you would get, when working with me, would include largephotos, a video tour, floor plan, interactive 3D tour, property details and neighbourhood information.
The custom site is particularly helpful for foreign buyers. I have sold properties to buyers from places like Chicago, Karachi, Abuja and Dubai. In each instance I was told by the buyer’s agent that the custom site swayed the buyer, and their friends and family back home, to purchase my listing over a competing property.

STAGING AND STORAGE
Staging can help contribute to a higher selling price. It can even be the main contributing factor to whether or not a property sells.
I have listed and successfully sold properties other agents weren’t able to sell. The difference was in the staging.
The service is provided for the first 30 days of the listing. Also, as part of the staging process, if needed, you are provided access to a storage locker for your personal items.
If you have many personal items that need to be stored, I will hire a company to move your items into the storage locker.
CLEAR AND ORGANIZED COMMUNICATION
Lack of communication can be a significant source of stress.
From the very beginning, you will be informed of every step taken to list and sell your home.
You will be provided with a calendar that details all the key events leading up to the sale of your property.
A more detailed process, outlining every step taken to sell your house will be provided in hard copy format, and also on a Trello board, where you can track the progress.
SELLER OFFER ORIENTATION SESSION
Selling a home is stressful. One of the reasons for this is homeowners aren’t familiar with the process.
I try to alleviate this stress by drafting up a mock offer. I sit down with you and review the offer process.
We will go over each element of the offer and the various ways in which an offer could potentially play out.
When the time comes to deal with a real offer, you will be prepared.
COMMUNICATION WITH REALTORS
Not all listing agents make themselves available. But when you work with me, you get someone who puts his cell phone on the listing and communicates with agents who show the property.
If I put in the work to help inform them about the property, they can better sell their clients on the positive features of your home, and that can get you a better price for the property.
When listing with me, you benefit from my in-house marketing department. They will create custom marketing materials. These include high-quality feature sheet booklets and direct marketing flyers.
These pieces help remind buyers of all the appealing and unique features of your property as they shop around and compare.
Weekend open houses are typically done from 2:00 pm to 4:00 pm. This isn’t long enough. I do weekend open houses from 1:00 pm to 5:00 pm so buyers can view the property without feeling rushed.
Sometimes buyers have busy agents who can’t show them your property and aren’t able to come to a weekend open house. To help with this, I provide a weekday evening open house. It is typically on a Thursday between 5:00 pm and 8:00 pm.
When you work with me your property gets maximum exposure locally, nationally and internationally.
Beyond being on the local multiple listing service, your property will also be promoted on 130 portals around the world, and get translated into more than 15 languages.
PRE-LIST HOME INSPECTION
In the event your house receives multiple offers, not having a pre-list home inspection could prevent some buyers from wanting to put in an offer.
In the interest of maximizing the number of offers, and also obtaining the best possible offer, with the fewest conditions, I hire a home inspector to perform a pre-list home inspection.
It is common in an offer for a condo that there be a condition for the buyer’s lawyer to review the status certificate. This document needs to be ordered, for a fee, from the condo’s property management office. It can take up to ten days to be provided. I order the status certificate in advance of listing the condo for sale so it is ready when an offer comes in.
